How to find the perfect tenants
For property managers, choosing the right tenants is more an art than a science. It can be difficult to determine from a few brief meetings whether a potential renter is someone with whom you want to enter into a contract. While even the greenest of property managers know that credit and employment checks are essential, those factors are more the starting gate than the finish line. To ensure that you end up with the most positive manager-tenant relationship possible, these are a few red flags to be aware of:
1.A renter who seems concerned about credit or background checks. While it’s true that in today’s economy many people have come across hard times that do not necessarily reflect on their own negligence , it is quite prudent to review credit history and conduct a criminal background check, in addition to calling employer and landlord references, before renting to anyone.
2.Multiple cars. While this might initially seem like a sign of financial security, anyone who collects cars but does not own a home might not be managing money in the most responsible way. Those cars can equate to months of unpaid rent.
3.Vague responses about employment. Some people are lucky enough to be self-employed or independently wealthy, but the vast majority of good renters work for someone that can vouch for their reliability and character. Anyone who cannot answer the most basic of questions may either have no real employment, be involved with something more dangerous, or both.
4.Arriving with an entourage. Renting to a tenant who searches for an apartment with a pack of their best friends may result in more people staying in the apartment than is acceptable, or a slew of large, unruly gatherings on a regular basis. Either way, they may not be the kind of tenants you want.
5.General bad vibes. If a renter shows up with alcohol on their breath or seems to be under the influence of anything, be wary. If they’re causing you to feel ill at ease, they’ll probably make your other tenants feel uneasy as well, and no one should have to feel uncomfortable at home.

Renting could be.......
Crazy Landlord?
Does your landlord do things that make you think she or he is just crazy? Are you a landlord with bad habits? We’ve heard many stories over the years that remind us that the renter/landlord relationship is not just on paper. Here are just three classic behaviors that make renters go crazy and might keep them from re-signing a lease:
Is your landlord dropping by un-announced?
The un-announced visitor. When your landlord just shows up unannounced on a Saturday morning when you’re trying to sleep, or as you and your housemates are sitting down for dinner, it just feels like an invasion of privacy. Landlords who are renting homes they own personally, or their parent’s place, exhibit this behavior more often. It’s why you should advocate for a 24 hour notice for any entry. Landlord have the right to inspect their property, but not while you’re just getting out of the shower.
I thought the postal service delivered my mail... It can be a bit of a shock after you move in and find that your landlord delivers your mail to you. This can be an issue when you’re renting a duplex, a guest house, a basement apartment… and sometimes is because the landlord hasn’t worked through the proper city process to get a designated address for your unit. But there are solutions – a set of two mailboxes with your name specifically on one, for example. Regardless, knowing that your landlord looks over all your mail – and that you may not be getting your Victoria’s Secret catalogue, can be annoying at best.
What is all that stuff in my closet? Even more so after the real estate crash, we’re hearing many stories of landlords who are renting out a home they used to live in, and continuing to use it as a storage shed. Boxes of books in your closet, piles of furniture in the basement, even their old car parked in your driveway. The key here is the lease: even if you don’t see a lot of crap lying around when you look at the place (and especially if you do), ask that the lease specify if and where the landlord can have property stored on premises – you’ll both feel better knowing that there is just one designated space, than living among someone else’s junk.

Dato Curioso.Playa del Carmen lugar multicultural
En playa del carmen es muy común ver gente local y turistas pero sobretodo los matices que playa del carmen ofrece no son solo de gente de diversas regiones, si no de distintas culturas usualmente se dice que los mexicanos somos una cultura de contacto y hoy al caminar por la playa pude observar como la gente mexicana camina muy cerca una de la otra.
Mientras que la gente de otro país camina separadamente una de la otra.
Simplemente son los matices que uno se da el lujo de observar por una buena caminata mañanera.
It is very common to see local people and tourist but the nuances that playa del carmen offer are not only people from different places, even though from different cultures usually it is known that mexicans are a warm contact culture and today walking through the beach I note that the mexicans walk pretty close from each other.
Meanwhile the people from other countries walk separately one from each other.
Simply this are the nuances that one can discover during a morning walk.
